is a California-based corporation whose principals have over 15 years of experience
serving common interest developments across North America. We provide a menu of
facility-oriented services including Reserve Studies and Reports, Facility Maintenance
Plans, and, for developers, California DRE Budgets. The firm is a member of the
Community Associations Institute and The American Resort Development Association.
It is an affiliate of Reserve Data Analysis.
Tom Stephan, the firm's President, has been working with homeowner associations
since 1985 initially as the Chief Engineer for a large vacation ownership property
and later as Vice President of Facilities for a leading property management company.
Earlier in his career, he was responsible for the development and installation
of marine structures for a research laboratory of the California Institute of
Technology. Tom holds Reserve Specialist designation number 29 issued by the Community
Associations Institute.
The firm's Vice President, Al Borchardt, has a Bachelor of Science Degree in Engineering
from the University of Illinois and a Certificate in Financial Planning from the
University of California - Irvine. Before co-founding Diversified Facility Services,
Mr. Borchardt served as a senior project manager for a prominent technology firm.
His projects included major new construction and remodeling efforts as well as
design and production of electronic and electro-mechanical systems. He holds Reserve
Specialist designation number 30 issued by the Community Associations Institute.
