A Reserve
Study is a powerful tool for long term financial and maintenance planning.
While primarily used by common interest developments, reserve studies are increasingly
finding application with churches, schools and the hospitality industry as well
as with other businesses where projecting the timing and costs associated with
the major repair and replacement events is important.
Diversified Facility Services offers a full range of reserve study services based
on RDA Reserve Management Software™. We also provide
consultation services at an hourly rate. Select the service level that best fits
your needs:
Full Service Reserve Study - This is both our most popular and most extensive
reserve study option. It begins with a thorough on-site evaluation of the property's
reserve assets to establish an inventory of reserve components and condition assessment.
Based on this physical analysis, we generate a reserve analysis report which includes
a comprehensive reserve component database and a financial analysis, including
an evaluation of the current reserve funding level and a 30-year projection of
expenditures.
Reserve Study Update Based on Site Inspection - This service is designed
for clients who have had a previous full service reserve study. The site evaluation
includes a thorough walk-through to quantify newly incorporated reserve components
and to evaluate the condition of existing reserve components. The updated information
is incorporated in the property's reserve component database and, along with current
financial information provided by the client, is used to generate a revised financial
analysis. Most of our clients find this service appropriate every few years.
Reserve Study Update Without Site Inspection - This service is primarily
used to cost effectively fine tune the reserve fund contributions based on updated
reserve component and financial information provided by the client. The report
includes the same comprehensive reserve component database and financial analysis
which are the cornerstones of all our reports.
Preconstruction Reserve Study - This service is designed for community
and resort developers and is the major-element of our California DRE Budget Service.
We will develop a comprehensive reserve component database and financial analysis
based on a review of the project's engineering drawings. This service is also
valuable for clients planning a major property renovation or addition.
The Ultimate Do-It-Yourself Reserve Study - Through our affiliation with
Reserve Data Analysis, we can provide clients approved by RDA with a copy of the
same excellent software package we have selected to generate our reserve analysis
reports. Developed in 1983, the RDA Reserve Management
Software™ program has been used in the preparation of over 10,000 reserve
studies. It includes a component cost database with over 2000 components. While
we don't encourage associations to take on the serious responsibility of developing
a reserve study from scratch, this product can allow clients to perform minor
updates and what-if scenarios. When selected in conjunction with our Full Service
Reserve Study, we will provide a copy of the reserve analysis report data on floppy
disk for a slight additional cost.
